1. What are the Occupancy Limitations?
All properties come with a limit on the number of guest occupants. We want to keep our homes and plumbing in great condition so there is a limit number of guests licensed for the home. When booking a property on-line a guest will be able to view the maximum occupancy of the home of interest. Please be accurate as we don’t want to have to ask guests to leave while they are enjoying the property. Each cabin has a maximum amount of guests that are allowed which is strictly enforced.
2. How do I make a Reservation?
You can reserve a property on-ine at rentbranson.com or Call 417 779 5880. Enter the dates that you are requesting for your stay under the search parameters arriving and departing. If your arrival or departure dates are flexible than a guest can try one or more searches with different dates and they will likely find that different properties will come available.
3. Do your properties allow pets?
Some of our homes are Pet Friendly and will allow dogs with a nominal pet fee. This will vary by home and will be stipulated on the reservation or you can call our office for assistance. Although we at Amazing Branson Vacation Rentals personally own and adore our pets we understand some folks have to have a Pet Free environment and we have homes suitable for you as well. There is a per day charge per pet and an additional pet cleaning fee. The damage waiver policy is also required. Any evidence of pets without permission is a $300 minimum charge. ADA certified service animals are accepted by law, however therapy or comfort and support animals are not allowed in our non-pet friendly units. A service animal is one who has been trained to do a specific task for a specific disability (epilepsy, blindness, etc.) and are with their owners 24 hours a day, not left at a unit. The lying about service animals is a felony and will be treated as such. If found in violation, you will be asked to vacate the premises immediately without a refund.
5. Do you offer Trip Insurance?
Reservations may not be canceled. We recommend that a guest purchase our third-party-trip-insurance should they be concerned with the possible need to cancel. This protects a guest for many things which would render the need to cancel including hurricanes, air travel delays or cancellations and some medical conditions. During the on-line booking process you may select this option or contact us and add the benefit. [email protected] 7.95% of total rental rate. Trip insurance comes with a 10 day free look. Within 10 days of purchase, cancel the trip insurance for any reason.
6. Do you have a Minimum Stay?
Some dates require a specific night minimum. For example, Labor Day, Memorial Day, Thanksgiving, and others, etc.
If you make a request for a reservation this is not confirmed reservation. We will review the information and then if any changes are needed we will notify you by email. If we don’t hear back from you by that night the system may delete the request for the reservation. 7. Where are you located?
We have properties in multiple locations around the Branson area! Most of our properties are located within Branson Cedars Resort which is right across from the original entrance to Big Cedar Lodge or Top of the Rock. This is 7 miles south of the Branson Landing and about 10 – 15 minutes to the strip, 20 minutes to Silver Dollar City. We also have homes located in Branson Cove (near State Park Marina, 15 minutes to Branson Strip, & 15 minutes to Silver Dollar City), Chateau Cove (near Chateau on the Cove, 10 minutes to Silver Dollar City & 10 minutes to the Branson Strip) and Chateau Mountain (near Chateau Cove, 10 minutes to Silver Dollar City & 10 minutes to the Branson Strip). Some of our properties are located in Tall Pines a 40 acres county estate off off UU on the Long Creek arm of Table Rock Lake. Boating and swimming is less then 1 mile, 8 minuets to Big Cedar Lodge and 18 minutes to Branson Country Music Blvd.
9. How much do I have to pay when making the reservation?
We collect 30% upfront and the balance is due 30 days or 120 days prior your arrival (dependent on the home). Cards are automatically charged 30% upon making a reservation. The balance will be charged by us 30 or 120 days prior your arrival. We will send you an updated statement and receipt for the transaction. You don’t need to call us unless you need to change out the card information. If your reservation is more than 30/120 days prior to arrival you can also pay via electronic check. Please contact us if you would like to pay this way.
10. What is the Arrival and Departure information?
Checkin and checkout times vary depending on the home. Instructions will be emailed to you upon your reservation. The cabins at Branson Cedars and Tall Pines have a check in of 3:00 PM and check out of 11:00 AM. The properties at Branson Cove, Chateau Cove, Chateau Mountain and Red Bud Cove have a check in time of 4:00 PM and a checkout time of 10:00 AM. These times are enforced so that we can have the time to get the property ready for each guest.
11. Is Cleaning charged extra?
We are a vacation rental by owner. We are different then a hotel in that we do not have staff housekeepers. So if you stay 1 night or you stay 10 nights we have a one time fixed cleaning fee. So each stay does require a cleaning fee. These prices are added to the rate rental.
12.Can I bring my motor home?
So that our guests can enjoy the Ozark beauty campers/motor homes/tents are not allowed. If you need to find a location to part the vehicle please ask and we can help assist you.
13. Do you have WIFI?
Most of our homes do have WIFI, however a few do not and that is noted in the home description. Please note, this is the Ozarks and sometimes if a storm/wind/etc the WIFI can go out. We will make every effort to bring it back quickly!
14. Is there a minimum age to rent?
Yes you must be at least 25 years of age.
15. Do you offer discounts?
Yes! We give repeat guests a discount, military and first responder discounts! Check out our specials page to see all of our discounts!
16. I left something behind. What do I do?
If you left something behind, please contact us right away! We can ship the items to you. You simply purchase the UPS shipping label and we can get your items back to you. We keep left behind items for 2 weeks. If the item(s) are not claimed and shipped out before the 2 week mark, the items are donated to a local charity. Any firearms left behind will be handed over to local authorities.
